What We Do

Facility Division Management

Since 2013 GM Impianti Srl has been part of BMS Scarl, of which it is the lead company: a consortium created to offer integrated facility management services.

The structure supports companies in improving performance, optimizing profitability and increasing profits through cost reduction.

This enables clients to reduce the human resources dedicated to property management and related services, allowing them to focus on their own core business activities.

Facility Management — logistica farmaco

With Facility Management, the client delegates to GM Impianti the integrated management of auxiliary services and activities not related to its core business: lighting, air conditioning, electrical systems, fire-fighting systems, cleaning, reception, security, porterage, space management, etc.

GM Impianti offers a complete range of management services, with specialist expertise to always provide the most appropriate response to each client’s needs.

Facility Management services (buildings, spaces and people), also provided individually, include:

Technical and Maintenance Services

A structured set of services for managing, operating and maintaining building systems (thermal, electrical, hydraulic, lifting systems, fire-fighting systems, etc.), such as:

  • System management, operation and maintenance
  • Design and execution of refurbishment and regulatory compliance works
  • Design, creation and maintenance of green areas: from the grounds of healthcare facilities or business centers to the entire green heritage of a city
  • Cleaning, sanitization, disinfection, pest control and rodent control services, collection and transport of healthcare waste
  • Full-scope management from risk assessment to design, supply and installation of systems through to plant maintenance (fire-fighting, security, etc.)
  • Design, construction, installation and maintenance of customized systems (guards, soundproof booths, extraction and abatement systems, etc.)
  • Mail-room services, porterage and reception, access control. Pharmaceutical logistics, hospital supply warehouses, medical-surgical devices, medical record archives, biological material transport
  • Coordination and control of the design and construction phases of buildings and plants, as guarantor and on behalf of the contracting body
  • Verification, monitoring and management of the maintenance process for buildings or real-estate assets
  • Complete management of building air-conditioning systems, from operation and maintenance to plant upgrading and optimization

What We Do

Technical Office

Ufficio Tecnico GM Impianti — sede

GM IMPIANTI is structured to build plants both from a design provided by the Client and by developing the entire engineering process in-house. In both cases, our technical office will produce a technical-economic offer, following appropriate technical, regulatory and market assessments shared with the Client, also with possible issue of technical documents for comments/approval, with the aim of assisting the Client from the preliminary phase to the final testing of the work.

Ufficio Tecnico GM Impianti — spazi di lavoro

BIM… that is, the digitalization of the construction sector!

Thanks to this methodology and the adoption of its processes, it is possible to follow the entire life cycle of the work (Life Cycle Assessment), through the design and construction phases, asset management and maintenance, up to decommissioning or redevelopment.

The adoption of the BIM methodology, applied through authoring software (e.g. REVIT, NAVISWORKS), makes it possible both to design the digital model of the work parametrically and to coordinate the different disciplines in the project (plant engineering, structural, architectural), allowing, among other things, clash detection — physical “hard” and “soft” clashes as well as time-related “workflow clashes” — already in the design phase and not on site, with significant savings in time and costs.

Mac Leamy Curve — BIM vs Traditional Approach
Effect / Process / Effort as a function of the project phase
Effect / Process / Effort
Preliminary Design Developed Design Technical Design Construction Service Ability to influence cost and performance Cost of design changes BIM Workflow Traditional Workflow
Earlier decision-making
Critical choices are moved to the design phase, when the cost of change is at its lowest
💡
Maximum influence, minimum cost
BIM concentrates effort where the ability to influence the outcome is still high
📉
Fewer on-site changes
Costly construction-phase modifications are drastically reduced through BIM clash detection

The staff of our technical office, constantly trained and equipped with always up-to-date hardware and software systems, is also able to develop projects according to the BIM methodology.

The international standards established by UNI EN ISO 19650 are adopted, adapted to the Italian context and applied through UNI 11337 in all its parts.

Capabilities

Design and construction capabilities

GM Impianti is a full-scope project partner: not a supplier of individual services, but a single interlocutor capable of accompanying the client from the idea to the plant’s commissioning. This ability to cover the entire cycle, from basic engineering to construction, from commissioning to final qualification, is what distinguishes the company among specialized contractors.

GM Impianti’s expertise is structured along two complementary axes: plant & process activities, including the construction and installation of systems in industrial, pharmaceutical and microelectronic contexts, and engineering activities, ensuring design rigor, document management and regulatory compliance at every stage of the work.

In both areas, the common denominator is execution quality: qualified personnel, traceable processes and attention to detail. Whether it is a pure fluid system, an HVAC system for a cleanroom or a fire-fighting project to be taken through authorization, GM Impianti applies the same operational discipline and the same responsibility toward the result.
